Hausordnung
- The keeping of pets is strictly forbidden
- The customer is responsible for suitable ventilation in the apartment.
- A smoking ban applies throughout the apartment and stairwell.
- Appropriate treatment of the apartment inventory. The customer accepts full responsibility and costs for damages that are either caused by a direct result of their actions or through inappropriate conduct. This also applies to any damages caused by third parties invited into the apartment by the customer.
- Customers are expected to take care in their use of water, electricity and heating.
- Rubbish is to be disposed of by the customer in the containers in front of the lobby elevator entrance.
- Customers are expected to respect the other tenants by keeping the peace at night between the hours of 22:00 – 6:00. The landlord is entitled to expect appropriate conduct from the customer in the avoidance of undue noise.
- Any customs infringements or derogations in the usage of the room by the customer will result in immediate termination of the contract with all contractual requirements during the duration of the booking being offset. In addition to this, any damages to the apartment are required to be replaced.
- It is the duty of the customer to inform the landlord of any deficiencies or endangerments present in the rented property or objects wherein that could threaten the condition of the property.
General
- No more than two persons are permitted to stay in the apartment without the consent of the landlord. The landlord reserves the right to increase the price as part of his consent. Sub-letting to a third party is prohibited. The landlord reserves the right to immediately render the contract void following any infringement of these rules.
- A safety deposit is charged upon the receipt of each key. The customer must bear all costs (new key and/or lock change) should a key be lost.
- The rental price includes all extra costs (incl. VAT) such as electricity, water, heating and rubbish, as well as a cleaning every 7-10 days for stays lasting longer than 2 weeks, which includes towel and bedding changes.
- The contract must be renewed for longer stays every two months.
- The landlord reserves the right to perform an apartment check during the rental period, or in extreme cases of suspected damages occurring, or to remedy the aforementioned damages, to enter the apartment without prior notice.
- The landlord will ensure as a matter of course that the privacy of the customer is upheld as far as possible.
- The prices will change according to inflation.
Booking and Payment
- Bookings are taken over the phone or via email.
- The customer gives their agreement to fulfil the terms of the contract with the aforementioned conditions with the issuing of a booking request. The customer is then required to confirm this in writing. The contract will be treated as valid and binding once the booking confirmation has been sent by the landlord, something that can also be done via email.
- A booking will only be officially reserved following a deposit transferal of 50% of the rental charge to the CC Apartment bank account.
- The outstanding amount, including the safety deposit, can either be paid in cash upon arrival or transferred to the CC Apartment bank account 3 working days before the receipt of the key.
- The rent must be paid into and booked by the CC Apartment bank account by the 27th of the month at the latest in the case of an extended stay.
- All payments are only accepted in Euros.
Cancellation
- There is no cancellation charge up until 31 days before arrival
- 50% of the rent will be charged after the 30th day before arrival.
- 90% of the rent will be charged with less than a week before arrival.
- Cancellation fees will be taken from the deposit.
- The customer is liable for any fees incurred by transfers made due to cancellation.
Arrival and Departure
- It is not possible to occupy the apartment before 15:00 on the day of arrival.
- The premises must be vacated by 10:00 at the latest on the day of departure.
- The apartment must be left in an appropriate condition: swept floors, washed dishes and closed windows.
Key Handover
- The key will be handed over on-site as arranged in advance.
- Upon the return of the key, the apartment will undergo a joint inspection. Any cause for complaint will not result in the repayment of the safety deposit.
- Any changes made to arrival and departure dates must be discussed with the landlord as there is no permanently staffed reception.
Liability
- The landlord is liable for the diligent reservation and upkeep of the apartment. The landlord reserves the right to offer the customer accommodation of equal value in the case of adverse circumstances beyond his control. Both parties have the right to terminate the contract if no equivalently priced replacement can be found, or if the customer is not satisfied with the replacement. The landlord is thus liable in this case to reimburse any previously transferred payments. Any other liabilities are excluded.
- No liability whatsoever will be taken for any objects of value brought into the apartment by the customer.
- The customer hereby acknowledges that no legal consequences will follow any occasional disturbances (water, electricity, heating, internet, television), as long as these disturbances are not undertaken with gross negligence.
- The customer, along with any guests, hereby acknowledges that the apartment, along with all contents, are to be used at the customer’s own risk and legal recourse is hereby forfeited.
Place of Jurisdiction
- The venue of jurisdiction is in 8010, Graz. Austrian law applies exclusively.
